New Cairo, Egypt/Sales centre/Alchemy Design Studio

Reception, gallery and lounges arranged so the development's story is read at full height before a single unit is discussed.

Key contributions

  • Led the interior design and art direction under the design director for The MarQ Communities
  • Set the arrival sequence and the gallery-wall concept
  • Directed materials, joinery and lighting

The project

A first sales centre has to do more than sell units: it has to establish that the developer belongs at the top of the market. The interior is treated as a brand environment rather than a showroom, and the sequence is deliberate — a monolithic reception island anchors the arrival, long timber-battened ceilings draw the eye down the plan, and a gallery wall carries the development's story at full height, so visitors have read the project before they reach a sales desk.

The detail level was set to match that ambition: continuous stone surfaces, integrated lighting, and lounges scaled for a private conversation within an open plan.

02The reception sits beneath a tall illuminated wall, giving the brand a place within the architecture.
03Project displays accompany the approach, introducing the developments before a sales conversation begins.
04Planting along the glazed promenade makes the transition into the centre less abrupt.
05A lower reception canopy brings the point of welcome to a more personal scale.
06Physical models and immersive presentation share a setting where visitors can explore before choosing.
07The long timber ceiling connects a series of smaller spaces for conversation.
08Lounge seating takes the glazed edge, lending daylight and a garden outlook to the sales visit.
09Hanging planting provides separation around the lounge without a solid partition.
10Private selection rooms sit off the common route, allowing discussions to move out of the open lounge.
11Glazed boundaries maintain a connection to the centre while giving each consultation its own room.
12The restroom carries the same continuous stone and integrated light into the supporting spaces.
13Samples and mock-ups make material choices a tangible part of the sales process.
14A recessed seating bay accommodates a small conversation within the larger entrance hall.
15The curved ceiling edge distinguishes a lounge while preserving continuity with the reception.
16Low furniture keeps the presentation wall visible across the shared sales area.
17Informal seating gives visitors somewhere to consider the project away from a desk.
18The gallery becomes a destination in the visitor sequence, with space around each display.
19A tall, open display hall allows the development story to be read at several scales.
20Projected colour changes the atmosphere of the gallery without changing its permanent surfaces.
21Freestanding model tables allow visitors to approach the projects from different sides.

“A first sales centre has to establish that a developer belongs.”

22The continuous ceiling becomes a presentation surface, carrying the exhibition beyond the walls.
23Material samples are grouped for comparison, turning specification into part of the visitor experience.
24Open shelving divides the display area while keeping routes through it visible.
25The circular threshold marks a change of scene along the gallery route.
26Steps and a framed entrance give the MarQ Box a distinct point of arrival.
27A mirrored sphere draws the garden and its visitors into the display itself.
28Illuminated steps continue the sequence between the glazed interior and the garden after dark.
29The garden offers a pause between presentations, extending the visit beyond the sales rooms.
30Low planting and reflected light keep the garden route open through the evening.

Process

The zones

Six zones in sequence: the Promenade under its water canopy, Find your MarQ (lobby, lounges, VR and model tables), It's a Fantasy (the double-height art gallery), Bringing Back Nature (the garden), the MarQ Box (an immersive art arena) and the restaurant.

  • DWG 01Overall plan — six zones turn the sales centre into a sequence of different visitor settings.

  • DWG 02Sales operation — consultation spaces are grouped along a dedicated strip within the wider visitor route.
