The project

The Rixos plot is one of four hotels in the Magawish masterplan on the Red Sea. The resort is organised along a lagoon: it starts at the main building, where reception, restaurants, bars and the pool terrace sit under deep timber roofs, and runs toward the sea between the room wings, so the water is the resort's main street.

The wings are low — ground and three floors — and step back as they rise, giving the upper rooms deep terraces under timber pergolas and the ground-floor rooms their own pools and gardens. White render, travertine-toned stone and timber keep the long wings in one family, and the arrival is kept deliberately quiet: a travertine wall and a single floating roof, with the lagoon revealed only once you are inside.

The room mix runs across nine types, from standard and connected family rooms to suites, three-bedroom lofts and villas — 365 rooms and 414 keys in all.

A broad roof and restrained entrance wall compress the arrival before the resort opens towards the water.
Guest wings follow the lagoon, giving the landscape a clear route through the resort.
The main building opens onto the water through a deep, two-storey terrace.
A shaded dining edge allows the restaurant to extend outside beneath the upper terrace.
Deep balcony frames give the repeated guest rooms a distinct outdoor space.
The pool deck forms a shared foreground to the more private room terraces.
Ground-floor terraces connect the guest rooms directly to the resort landscape.
Stepped rooflines reduce the apparent length of the accommodation wings.
Pergolas extend the upper rooms outdoors while keeping the roofline open.

Planting separates individual gardens and plunge pools from the shared paths.
At the end of each wing, the balcony frame turns the corner towards the sea.
The villa brings garden, terrace and private pool into a single ground-level arrangement.
The lagoon leaves an open centre between the resort's built edges.

Process

Masterplan and plans

The Rixos plot is one of four hotels in the Magawish masterplan. Room wings line a lagoon that runs from the main building toward the sea; the main building gathers reception, restaurants, bars and back of house.

  • Masterplan — the Rixos site forms one hotel parcel within the wider Magawish development.

  • Ground floor — guest wings follow the lagoon between the main building and the beach.

  • Main building — dining and buffet areas are coordinated with the back-of-house rooms that support them.

Room types

Nine room types, from standard rooms and connected family rooms to suites, three-bedroom lofts and villas — 365 rooms, 414 keys.

  • Connected room — paired rooms allow a larger family arrangement while retaining separate bathrooms and terraces.

  • Three-bedroom villa — bedrooms and shared living open towards a private terrace and pool.
